An Arden Street Strata Block, Reset and Kept That Way

Arden Street runs along the top of Coogee Beach in Coogee NSW 2034, and the apartment buildings facing the water there absorb more salt, sand and weather than almost any residential address in Sydney. This case study follows one of them — a 24-lot, lift-serviced block whose committee had spent three years fielding the same complaints at every AGM: hazy lobby glass, sand through the ground floor, a southern stairwell that smelled of damp, and a bin room nobody would use without holding their breath. The building is anonymised by policy; the program and results are real.

Why the old arrangement kept failing

The block had a cleaner — a fortnightly visit inherited from a previous strata manager, scoped a decade earlier for a building that did not face the Tasman Sea. Fortnightly is a rational schedule for a courtyard block in a dry suburb. On beachfront Arden Street it meant salt film had a fortnight to bond to glass, summer sand had a fortnight to migrate from the entry to the lift carpet, and coastal damp had a fortnight of undisturbed growth in the worst-ventilated stairwell. The cleaner was not failing; the scope was. Owners saw grime, blamed the contractor, cycled through three companies in three years, and got the same result each time because every replacement inherited the same wrong schedule.

The reset, then the rhythm

  • Weekend reset: machine scrub of lobby and stairwell hard floors, anti-mould treatment and repaint-prep report for the southern stairwell, full internal and external glass de-salt, lift car detail, bin room washout and deodorise, car park sweep with oil-spot treatment
  • Twice-weekly program: lobby, lift and entry glass every visit, floors vacuumed and mopped, touch points — lift buttons, handrails, intercom, mailboxes — disinfected with TGA-approved product
  • Seasonal layer: entry de-sanding stepped up to summer settings from December to February, stairwell mould checks before winter, pressure wash of the beach-facing entry and driveway each November before AGM season
  • Reporting: logged visits with photographs, faults reported to the strata manager the same day, certificate of currency for our $20 million public liability cover on file

Twelve months later

The following AGM contained, for the first time in years, no agenda item about cleaning. Salt haze no longer accumulates because it is removed weekly before it bonds. The stairwell smell is gone and stayed gone through winter. Two owners who listed apartments during the year both reported agent feedback that the common areas presented "like a newer building" — which, on beachfront Arden Street, is the entire game for resale value. The committee has since added hallway carpet extraction each spring and referred a neighbouring building's committee to us.
