How does salt air affect commercial premises in Coogee?

Sea spray does not stay at the water. Onshore wind lifts fine salt aerosol off the break and carries it several hundred metres inland — comfortably far enough to coat every shopfront on Arden Street and most of Coogee Bay Road. The particles are hygroscopic, meaning they pull moisture out of the air and hold it against whatever surface they have landed on. A dry-looking window is often carrying a thin, permanently damp saline film.

On glass that film etches. On anodised aluminium door frames it works into the finish and produces the chalky white bloom you see on older beachside shopfronts. On stainless steel fittings it causes tea staining, the brown discolouration that looks like rust but is actually surface contamination sitting on the passive layer. On painted signage it lifts the edges. None of this is dramatic on any given day, which is exactly why it gets ignored until the repair bill arrives.

Business owners often assume there is a special product for coastal buildings. There is not much of one. What there is, is frequency and fresh water. Salt is water-soluble; the entire problem is that nobody rinses it off before it has time to work.

Coogee has a dense band of residential and mixed-use strata blocks between Arden Street and Brook Street, many built well before coastal-grade specifications were routine. Their common-area problems are the same problems, scaled up: lobby glass that never quite looks clean, balustrades with tea staining, lift door frames pitting at the base, and car park roller doors seizing at the tracks.
